Let’s discuss what the requirements for a valid deed are, the ways in which a deed that seems valid might not actually be, and what to do if you need to challenge a deed. If it is not, of course, it could create legal problems down the road for the person or persons who believe they are the legal owners of the property. So when you are the person granting the deed (the grantor), and especially when you’re the person receiving the deed (and the property), you want to be sure that the deed has been executed in such a way that it is valid.
